Maintenance
The Maintenance and Operations divisions are responsible for upholding the integrity, appearance, cleanliness, and safety of all buildings, equipment, and infrastructure on the Troth Yeddha' (Fairbanks) campus and in ²ÝÁñÉçÇø's remote campuses and research sites statewide. We manage a substantial number of buildings, representing a majority of the University of ²ÝÁñÉçÇø’s total square footage across the state. The buildings we manage range in age between ten and ninety years old.

Maintenance services include the following:
- Asbestos
- Ensures asbestos is properly identified, managed, abated and disposed.
- Carpentry
- Provides interior and exterior painting, glass work, lock/keys, and all phases of carpentry and flooring.
- Electrical
- Maintains parking lot HBOs, and interior and exterior lighting in addition to building electrical systems.
- Housing and Dining Maintenance
- The Housing and Dining Maintenance shop is responsible for routine and emergency maintenance and repairs in all campus housing and dining facilities. Services include responding to plumbing, heating, electrical, and appliance issues. The shop service manager works closely with the Residence Life and Dining Services departments to ensure campus buildings are safe and well maintained. A shop technician is on-call 24/7 for after hours emergencies.
- HVAC
- Provides professional maintenance of equipment associated with the demands of heating, ventilation, and air conditioning on the University campuses.
- Plumbing
- Operates and maintains the various plumbing mechanical system and alarm systems throughout the University buildings.
Facility Modifications
An EWORF becomes a Facility Modification (Fac Mod) if any one of the following is indicated:
- change in size/shape/access
- change in use
- change in assignment

Prior to the Description box is a question regarding Space Changes, be sure to choose the appropriate box, this will assist in processing your request.
The need for: additional electrical outlets; installing equipment; painting; plumbing changes; and ventilation or similar work. Of particular interest are major pieces of equipment to be removed and installed which are:
- Heavy or Large
- Product heat or vibration
- Requires venting or cooling
- Requires sensitive environmental control, or
- Requires large or special electrical capacity.

Facilities Services will review the estimate and drawing with you. You need to determine if the project is within your budget and will accommodate your requested work. Remember estimates are valid for 60 days, so you have a few days to determine if you actually require this work to be done.
Facilities Services will provide estimates to all university departments for both small projects and larger alterations and renovations. Estimates for larger alterations and renovations may be verbal and be of an ‘Order of Magnitude’ Nature, i.e.: a very rough estimate. These are given when the user requests an estimate number to determine if they should proceed to the next step. On larger projects, if the user wishes to proceed to the next step, we will request they provide funding in order for us to generate a more detailed estimate. If the design and estimate are acceptable, then the department gives the "Okay" and provides an account number to charge the design and construction costs to.
